Closing costs and taxes

Budget roughly 3 to 5 percent of the purchase price for taxes, notary, registration, and legal fees.

The main line items on a Lima purchase are as follows.

Alcabala (transfer tax). 3 percent of the purchase price, applied only to the portion above roughly 10 UIT. It is paid by the buyer.

Notary fees. Typically 0.2 to 0.5 percent of the price, depending on the notary and the complexity of the deed.

SUNARP registration. A modest fixed and variable fee, usually a few hundred US dollars.

Legal fees. Independent counsel generally charges between USD 1,500 and USD 3,500 for a residential purchase including full registry due diligence.

Ongoing costs. Municipal property tax (impuesto predial) is billed annually and is low by international standards. Building maintenance (mantenimiento) is billed monthly and varies widely with amenities.
