Financing and moving money into Peru
Most foreign buyers pay cash; local mortgages exist but require residency and local income history.
Peruvian banks do offer mortgages to foreign nationals, but in practice they require permanent residency (carné de extranjería), demonstrable local income, and a credit history in Peru. For most international buyers, that makes a local mortgage impractical for a first purchase.
The common route is a cash purchase funded by international wire transfer. Peru has no exchange controls on inbound funds, but banks apply anti-money-laundering checks: expect to document the source of funds, and allow additional days for compliance review on larger transfers.
Prices in Miraflores are commonly quoted in US dollars, and USD accounts are standard at Peruvian banks, which removes most currency risk from the transaction itself. Soles figures shown on this site are indicative conversions and are not a quoted price.
